This a Housing Land Supply Order (HLSO) under the Housing Land Supply Act, proposing to rezone land adjacent to the roundabout between Preservation Drive and Bass Highway, Sulphur Creek.  The land is described by folios of the Register FR 188961/1, FR 188961/2 and FR 188961/3.

The land area of 18,368m2 is situated adjacent to the roundabout between Preservation Drive and Bass Highway, Sulphur Creek. The site is government land owned by the Crown and managed by Department of State Growth.

Details of the proposed Order

  • The site is currently zoned Utilities, and development of the site for housing is prohibited under this zone.
  • Rezoning the land will enable Homes Tasmania to increase the supply of social and affordable housing within the Central Coast Local Government Area.
  • The proposed Order, if approved, will result in part of the subject land being rezoned to the General Residential Zone.
  • The land area is 18,368m2.

Details of the site

  • The proposed Order relates to land situated adjacent to the roundabout between Preservation Drive and Bass Highway, Sulphur Creek, described by folios of the Register FR 188961/1, FR 188961/2 and FR 188961/3.
  • The site is owned by Crown and managed by the Department of State Growth. The area of land in the proposed Order has potential to yield up to 17 dwellings, dependent on the type of development proposed and the requirements of the Tasmanian Planning Scheme and Brighton Local Provisions Schedule.

Making a submission

Submissions may be made about the relevant matters contained in section 13(2) of the Housing Land Supply Act 2018.

The relevant matters are:

  • the suitability of the land for residential use
  • the suitability of the intended zone, or
  • whether the Minister would contravene section 5(2) or section 6 (1) or (2) of the Housing Land Supply Act 2018 by making a housing land supply order.

Where the Order is tabled, the submissions are included for Parliament’s review. Either House of Parliament can disallow (refuse) a proposed Order.

If the Minister for Planning determines not to table the proposed Order in Parliament, legislation requires the Minister to publish all submissions received and provide reasons for not tabling the proposed Order.
